Meet Steve Kubon, local Dad and Founder of My Rent Source (MRS), a turn key property management solution for any owner that has rental property. “We manage all aspects of the management process, everything from initial inspection, repairs, renovation, tenant screening, move in inspection, lease, escrow deposit, move out inspection and eviction if necessary.” In our Q&A below, Steve shares how he learned the ins and outs of investing, repairs, renovations, contracts, working with tenants and ultimately what led him to building My Rent Source along with introducing his amazing team and the services they provide.

 


 


Hi Steve, what is your background? Tell us about your career.

I was originally born in Detroit Michigan but I moved to Peachtree City when I was 7 years old. I grew up in PTC and graduated from McIntosh Highschool in 1999. From there I received a Bachelor’s Degree in Visual Communications from AIU Buckhead. From there I worked full time for a company in PTC as a production manager. I quickly learned that I would never be able to provide for my family the way I wanted to unless I had a 2nd source of income. I bought three rental properties in 2004 as investments and I quickly fell in love with the business. I also quickly found out that it’s impossible to manage three properties by myself and work a full-time job. In 2006 I got my real estate license, which was one of the worst times in the US housing market history, ha ha), I immediately starting working for Keller Williams Realty and made a goal to quit my full-time job in 1 year. One year later I quit my job and worked heavily in the rental, and REO/Foreclosure listing market. It was this distressed market that really allowed me to learn the ins and outs of investing, repairs, renovations, contracts, and working with tenants. During this time, I started My Rent Source and began growing the business. We now manage properties in every county that touches the perimeter in GA, with heavy concentrates of properties in Coweta, Fayette, Troup, Fulton, and Clayton counties. We now have over 1100 homes/condos/townhomes/apartments under our management and we employ 17 amazing people! Many of our employees have been with us for years it’s been very rewarding to be able to watch all of these family’s grow as we grow as a company.

Please tell us about My Rent Source and where are you located?
We are locate
d at 160 Glenda Trace, Newnan, GA 30265, right behind the Chic fil a and Publix and next to Foxtail Coffee. We built this location in 2019.

We manageall aspects of the management process, everything from initial inspection, repairs, renovation, tenant screening, move in inspection, lease, escrow deposit, move out inspection and eviction if necessary.

What is Multifamily Property Management?

We manage all types of rental
properties, traditional single-family homes (homes, town homes, condos) and multifamily homes. Multifamily homes are duplexes, triplexes, quads or apartment complexes.

Can you expand on the each of services My Rent Source provides? 
Navigating GA Landlord Tenant Law and Lease agreements can be a tricky situation. Owners who self-manage will often and unknowingly violate these rules placing themselves in a liability situation. This is where MRS comes into play. We are the owner’s insurance policy. Some of the key and most important services that we provide are:

Application Screening, we run credit, criminal, eviction, rental history, fraud history, and income verification reports on all of our applicants. Our strict screening allows us tomake sure the application is properly qualified prior to letting them rent your home.

Lease Agreement, our lease agreement is state approvedand protects both our owners and our tenants.

Maintenance/renovations, we handle all tenant maintenance requests 24/7 and we will upgrade/renovate your property as needed. Owners have the choice to utilize their vendors, outside vendors or utilize our in-house maintenance team.

Move in / Move Outs, we document the property condition at move in and at move out. Anything that exceeds normal wear and tear will be documented and deducted from the tenant’s security deposit.

Owner Funds, all owner funds are processed and distributed via Direct Deposit on the 13th of each month, less any maintenance costs that may have taken place during that month.

We have the best team in property management! Everyone in our office is a team player, ethical, and genuinely wants to help our owners and tenants. What do you love about Newnan, Peachtree City, and the surrounding areas? 
When my parents made the move from Detroit to PTC in 1989, they must have been extremely nervous as there wasnt much here at the time. However, Im so thankfulthey did. I could never have asked for a better place to grow up. Nature, trails, fishing, carting paths, lakes, BMXpark, etc. Newnan / PTC have always had a small town feel and its still one of my favorite aspects of this area.
